House sales at Imagine have really started soaring over the last 3 weeks. Our enquiry levels have gone through the roof, the number of visitors to our website have shot up and we are currently busier than at any point in the last 2 years. I’d love to think that it was just us and I suspect we are busier than most, but undoubtedly the market has seen a genuine improvement in February. Across Watford and Bushey we have agreed our record number of house sales since Bushey opened almost exactly a year ago.
An estate agent can get a pretty good feel for how the coming months will be, based on the number of new properties that they start marketing (called new instructions in our industry). February also saw Imagine’s highest ever volume of valuation appointments and subsequently the highest number of new instructions we have ever had. So on the sales front, things are looking rosier than they have for some time!
Ordinarily that good news would be tempered by a realisation that activity on the lettings side had dropped, as rarely do the two sides of the business remain really busy in unison. That rare occasion has occurred! In the last four weeks our Watford office have taken a staggering 28 letting deposits in 28 days. This beats our previous record, coincidentally set last February. One of my team personally agreed 16 of those lets, which again beat our previous individual’s record of 12.
I’m wise enough to know that one good month doesn’t signal a recovery, but it’s certainly put a spring in my step for now. The only negative I can come up with at the moment is that our lettings business is running a bit shy of properties to let so if you’re looking for a tenant, please give us a call!
