

One of the major casualties of the property collapse of 2008 was new developments. House Builders simply haven’t been buying, no matter how good the land price may appear, in the belief there was further to fall. Or because they didn’t want to get their fingers burnt any more.
However, as the market has begun to regain some confidence, I am now being approached by some of these businesses who are starting to look at building up their land banks again. Most developers have had a pretty good year in 2009. The lack of property in the market has meant that they have been selling out on sites they have already built with some ease, if not necessarily at the prices they originally planned on.
Land deals do not happen overnight! There are often multiple parties involved to be negotiated with and then the time involved with Architects and Planning Applications and Appeals can make it common place for deals to take months and years to evolve rather than weeks. It is very much a business for those in for the long term and Imagine are keen to play a more substantial role locally in the years ahead.
We have a few projects currently at various stages of planning and development, but definitely need some more to get our teeth in to. Our role in the process can be varied. Ultimately of course we want to market the finished product, but we also have the contacts to deal with every stage of the process. From help with drawings to maximise potential, to guidance on planning applications and to marketing a development to prospective builders with a view to achieving you the best possible land value, Imagine have the knowledge and database to make it happen.
I’m looking for Plots of Land, Large gardens, Neighbours wanting to club together, Dilapidated Property for Re-Development. Commercial Units for Conversion and pretty much any other bits with an angle for New Homes to be created.
